Valuation
Your current business rates are based on the Valuation Office Agency (VOA) estimate of the annual rental of the property. Currently your rates are based on the 2023 rating list which is calculated on the valuation date 1st April 2021. Areas where you may challenge your rateable value include, but not exhaustively, area discrepancies, refurbishments, errors in the valuation and splits and mergers.
rerate can challenge on your behalf.
Our expert Valuation Team are dedicated to ensuring your rateable values are correct and that we fully maximise potential savings. We do this by visiting the properties and undertaking a thorough inspection, which can highlight errors in the property’s valuation.
We are fully up-to-date with relevant case law which can affect your rateable value, navigating the complex Check Challenge and Appeal System. When your rateable value is correct, (then the calculation of your rate liability will be) you will place your company in the most advantageous financial position.
Vacants
Are you paying empty rates unnecessarily?
Our dedicated team can help you minimise your empty rates charges, when your property is vacant and you are paying full empty business rates whilst awaiting a new tenant.
We take a proactive approach, analysing all aspects ahead of time and implementing a foolproof plan way before the empty rate charges start. We carry out an extensive assessment of your vacant property portfolio and implement a custom-made plan of action, catered to your exact circumstances.
We constantly keep up to date of the empty rates / exemption legislation and only use Council and Court approved methods to always protect our clients and guarantee empty rates relief.
We would prefer that our Clients do not pay any business rates at all. So, if we notice your property could be taken out of the rating list, then we will contact our Valuation team to assist you with that matter.
Account Management
Do you realise you can minimise the time consuming task of managing multiple rates bills?
At rerate we ensure our clients only pay the correct rates demands and any refunds due back from the local authority are paid back as quick as possible.
We manage all our client’s business rates bills and take away the time-consuming and painstaking task of checking and disputing bills on our clients behalf with the Local Authority.
Reliefs
Are you receiving the correct reliefs on your bills?
The government introduce various relief schemes every year to assist ratepayers with their bills. The Local Authority then deducts these off your annual rates liability. Reliefs are available to a wide range of properties, from small businesses to charities if eligibility criteria are met.
We ensure any reliefs or discounts available to our clients are applied to their account, utilising our knowledge of new grants and government reliefs legislation.
